Root barrier installation
A vertical barrier trenched between a large tree and the foundation so roots stop pulling moisture out of the clay.
A root barrier is the one item on a foundation contractor's list that does nothing for a house already damaged. It is preventive: a vertical membrane between a tree and a slab, installed to stop roots from pulling moisture out of clay that shrinks when it dries. If the slab has already dropped, a barrier will not bring it back, and a bid implying otherwise is misrepresenting the product.
Why a tree matters more here than in most places
The mechanism is specific to expansive soil. Blackland Prairie clays are described in the county survey as "clayey and have a high content of the clay mineral montmorillonite," soils that "swell when they are wet and shrink and crack when they dry," creating "such movement and pressure that walls and foundations will crack unless they have been adequately designed and carefully installed" (USDA Soil Survey of Dallas County). Houston Black, the most extensive series in Dallas County, is 40 to 60 percent clay and develops cracks "1.3 to 10 cm (1/2 to 4 in) wide at 30 cm (12 in) depths during dry periods" (USDA Official Series Description). A mature live oak, red oak, elm or willow transpires hundreds of gallons a day in a July heat wave, drawing water from wherever it is easiest to get — including the shaded, less-evaporated clay under the edge of a slab. The result is a localized dry zone that shrinks while the rest of the perimeter does not, and the slab settles toward the tree.
The soil's plasticity makes this consequential rather than academic. Houston Black, Heiden and Ferris test plasticity indexes of 28 to 42, in the county's "very high" shrink-swell class of more than 9 percent volume change (USDA Soil Survey of Tarrant County). Texas practice treats a weighted plasticity index above 15 as expansive and flags sites with more than 1.0 inch of movement potential for special design attention (Texas Section ASCE). Removing a few percent of moisture from clay in that range produces measurable vertical movement.
The physical work
A crew marks a line between the tree and the foundation, usually closer to the house than to the trunk, then cuts a narrow vertical trench along it — with a trencher where access allows, by hand where it does not. Depth is the specification that matters, and contractors publish different standards: one prices barriers at 3 feet deep (Advanced Foundation Repair) while another prices a 2-foot-deep installation (Allied Foundation). A rigid or semi-rigid plastic membrane is set into the trench with the top edge at or just below grade, seams overlapped, and the trench backfilled and compacted. Irrigation, gas and cable lines in the trench path have to be located first. Roots crossing the line are cut, which is why the trench should not run inside the tree's structural root zone near the trunk — cutting there trades a foundation problem for a falling-tree problem.
A barrier is a redirection, not a wall. Roots grow under and around a finite membrane over the years, so this is a measure that buys time and reduces the moisture gradient rather than one that permanently isolates the soil.
Prices, which are quoted by the foot
Per-linear-foot pricing is the norm and the minimums matter more than the rate. One DFW contractor publishes $65 per linear foot for a 3-foot-deep barrier with a $1,000 minimum (Advanced Foundation Repair). Another publishes $65 per foot over 20 feet and $70 per foot at 20 feet or less, with a $1,400 minimum (Dawson Root Barriers). A third prices a 2-foot-deep barrier at $75 per foot for the first 50 feet then $50 per foot beyond, with a $1,500 minimum (Allied Foundation). Whole-job ranges published for the metro are $1,500–$4,000 (Stratum Foundation Repair) and $1,000–$4,000 (The North Texas Home Guide). Advanced Foundation Repair also states a $3,000 minimum job and roughly $7,500 average for DFW foundation work generally, which is the context a barrier quote sits in.
What to ask, and what a bad bid looks like
Ask the trench depth in feet and the membrane thickness and material. Ask the run length in feet, since that is what you are being charged for. Ask how far the trench sits from the trunk and how large the roots being cut are. Ask which trees are the concern and why — species, size and distance to the slab should appear in the reasoning. Then ask what evidence exists that the tree is causing the movement, such as elevation readings low on the tree side.
Be skeptical of a barrier sold as part of a repair that will "stop the foundation from moving," a barrier quoted without a depth, a barrier proposed for a tree on the opposite side of the house from the settlement, and a barrier bundled into a pier price with no separate line item. Also be skeptical of anyone who proposes a barrier without discussing watering: in this soil, consistent perimeter moisture is the cheaper half of the same strategy.
What the published pricing actually says
Three Texas contractor price lists agree closely: about $65 per linear foot at 3 ft depth with a $1,000 job minimum, $65–$70 per foot with a $1,400 minimum, and $50–$75 per foot with a $1,500 minimum. Typical whole jobs land at $1,000–$4,000.
