Where Tarrant County straddles four land resource areas, Collin County is close to the opposite case: "with the exception of a small portion of its western edge, Collin County's area of 851 square miles lies entirely within the Blackland Prairie region of Texas," with "deep clayey soils over marl and chalk" surfacing the central and western county (Texas State Historical Association). That makes county-scale generalisation more defensible here than almost anywhere else in the metroplex.
The 1969 county soil survey maps six general soil associations, and every one of them is clayey or loamy prairie or bottomland — Houston Black-Austin, Houston Black-Houston, Trinity-Frio, Houston Black-Burleson, Ferris-Houston and Wilson-Burleson. There is no sandy Cross Timbers association on the map. Houston Black-Houston alone covers about 34 percent of the county, Trinity-Frio about 10 percent, and the eroded, sloping Ferris-Houston unit about 8 percent (Soil Survey of Collin County).
Shrink-swell character
The regional Blackland unit is Houston Black-Heiden-Wilson, and the shale parent materials "have produced a significant extent of clayey soils having high shrink-swell properties, including Houston Black, Heiden," with loamy Crockett and Wilson soils on similar positions (NRCS Texas General Soil Map). Houston Black, Heiden and Ferris are given plasticity indices of 28 to 42 in the neighbouring Tarrant County engineering tables — cited here as the nearest published numbers for the same series, not as Collin County measurements (Soil Survey of Tarrant County).
A young housing stock on old clay
Collin County's population fell from 47,190 in 1940 to 41,247 in 1960, then reached 264,036 by 1990 as the Plano suburbs built out — Plano itself went from 3,695 residents in 1960 to 128,673 in 1990 (Texas State Historical Association). The practical effect is that most Collin County housing was built in the engineered-slab era, on the same clays that have always been there.
