"Leveling" is the most misleading word in this trade. No slab in North Texas was ever level, and the industry's own reference documents say so. Normal construction tolerance for levelness is plus or minus 3/4 inch, "which means there may be a 1-1/2 inch difference in elevation due to original construction and if within this value then the original construction is within acceptable tolerance" — the 1.5-inch overall figure comes from ACI 117 and is "widely considered to be an acceptable construction tolerance for Slab-on-ground foundations" (Brumley, PTI technical session). So a floor survey showing an inch and a quarter of variation across a Mansfield ranch house may be describing the day it was poured, not anything that happened since.

The same source draws the line that matters: "When there is a difference in floor elevation and there is no accompanying distress, such as sheetrock and brick cracks, out of square doors or material separations, then, the out-of-level condition is most likely due to original construction and not foundation movement." Even where the commonly used performance criteria — 1 percent tilt and L/360 deflection, both used by the Texas Section of ASCE — are exceeded, "there needs to be noteworthy distress that can be correlated to the out-of-tolerance conditions, otherwise the situation does not qualify as a deficiency in foundation performance." A number on a manometer sheet is not a diagnosis.

What a lift physically involves

On a slab, leveling means underpinning first and lifting second. Piles are installed at intervals along the beam, then hydraulic rams take load and the perimeter is raised in coordinated increments while someone watches interior doors, brick joints and window reveals. The Foundation Performance Association's specification calls this "Foundation Elevation Adjustment": raising or lowering the foundation "in order to obtain a new vertical position in an effort to reduce distress, deflection, and/or tilt," as distinct from "Foundation Stabilization," which underpins to minimize future downward movement "without regard for Foundation Elevation Adjustment" (FPA-SC-08-1). Those are two different products and should be two different line items on a bid.

On a raised pier-and-beam house, leveling is jack-and-shim work: jacks under the girders, load released slowly, shims stacked or replaced at each pier cap. Sequence and rate are the craft. A crew that lifts one corner two inches in an afternoon hands back a house with new cracks.

Where the clay changes the calculus

Lifting a slab back to its original profile is only durable if the soil under it stops cycling. Across the Blackland Prairie, plasticity indexes of 28 to 42 with "very high" shrink-swell ratings are routine for Houston Black, Heiden and Ferris clays (USDA Soil Survey of Tarrant County). Texas engineering practice defines expansive clay as soil with a weighted plasticity index above 15, and says sites with movement potential over 1.0 inch "should have special design considerations such as strengthened sections, revised footprint, site soil treatment, or structurally suspended foundation" (Texas Section ASCE). A house on that ground can be lifted to a perfect plane in March and read differently in September. Two consequences follow. First, chasing a fully level floor is usually the wrong goal; reducing distress and stopping further drop is the achievable one. Second, a lift without drainage and moisture correction alongside it is a repair with a short memory.

Lifting also has limits nobody advertises. Tile, masonry veneer and plaster crack on the way up as readily as on the way down. And piles do not hold a slab down: the FPA notes a pile "will typically not resist the uplift forces to the foundation," so heave — from a leaking supply line, a removed tree, or years of over-irrigation on one side — is not a leveling problem at all.

Published costs

A limited-area re-shim starts near $1,500, whole-house leveling of a raised home is published at $3,000–$10,000, and adjusting existing piers at $2,000–$6,000 (Foundation Compass). DFW releveling that does not require new underpinning is quoted at $2,000–$6,000 (The North Texas Home Guide). Add-ons matter here more than elsewhere: a hydrostatic plumbing test after a lift runs $150–$500 regionally, interior cosmetic repair after significant movement $2,000–$10,000 and up, and mud-pumping to fill voids left under a lifted slab about $2,000 (Stratum Foundation Repair).

Questions worth asking

Ask for the elevation survey in writing, with the reference point identified and the readings dated. Ask what distress the contractor is correlating to which readings. Ask how much lift is planned, at which piers, and what happens if the brick starts opening at three-quarters of that. Ask whether a post-lift plumbing test is included. A bid that promises a "level" house, quotes only a total with no lift target, or reads a manometer as damage without pointing to any cracking is selling the word rather than the work. Note also that in Grand Prairie, leveling is explicitly inside the permit definition of foundation repair (City of Grand Prairie).
